Mentorship Programme vs. Real Estate Investors Association Membership: What’s the Difference?

Real Estate Mentorship Program in Florida vs REIA Membership: The Difference

A lot of people assume that joining a real estate investors association is the same as being mentored. It’s an easy mistake. Both involve experienced investors, both involve meetings, and both sit under the general heading of "learning real estate". But a REIA membership and a real estate mentorship program in Florida do different jobs, and picking the wrong one costs you months.

What a REIA membership gives you

Think of a membership as access. At BPM REIA, an individual membership is $295 a year. It gets you into regular monthly meetings and networking events, discounts on seminars, workshops and advanced education, early reservations for trainings, and the option to bring guests to meetings for $10. It also includes the National REIA benefits package, which covers things like insurance and vendor discounts. We also offer a corporate membership.

It’s a good deal if you want to stay informed, meet people who do this for a living and hear what’s working in South Florida right now. Partnerships, contractors and lenders often start with a chat at a meeting. Details are on our membership page.

What a mentorship program gives you

A real estate mentorship program in Florida works at a different level. You get a specific person who reviews your deals, answers your questions and stays involved through the messy first transactions. In our Core Coaching Program that’s six months with a dedicated mentor, plus CRM access, lead generation tools and continuing education. The Elite Coaching Program runs twelve months and adds field time at seller appointments and walkthroughs.

Funding sits here too. Qualified members can access up to 100% deal funding through our private lender network. And the mentor’s income is tied to yours, since Core splits net profit 50/50 on the deals you close together.

REIA membership and mentorship side by side

The difference in plain terms

Membership puts you in the room. Mentorship puts someone next to you when you make the offer. Meetings are great for learning what’s possible and meeting the people who can help. They can’t check your numbers on a Tuesday night when a seller has just countered. Picture two people at the same meeting. One takes notes, goes home and files them. The other has a mentor to ring the next morning with a real property and a real question. A year later, they’ve learnt very different amounts.

Which one suits you

Membership tends to suit:

  • People still deciding whether investing is for them.
  • Experienced investors who want a community and a place to find partners.
  • Homeowners and professionals who are curious about the market.

A mentorship programme tends to suit people who are ready to close deals and want to shorten the road. If you’ve been to meetings for months, nodding along and still not acting, that’s a fairly clear sign.

Why many people do both

They aren’t rivals. Many members join first, come to a few meetings and watch how the community works. Then they decide whether a programme fits. That’s the order we’d suggest. If you’d like to see what a REIA does before committing, our post on what a real estate investment group is explains the basics, and you can see what’s coming up on our events page.

Questions worth asking any REIA

  • How often do you meet, and do members actually close deals?
  • Is there a mentor track, or is it only presentations?
  • Who is behind the group, and are they investing right now?
  • Is the association connected to a national body?

For us, the answers are that Anish Dave leads BPM REIA, has closed over $250 million in transactions across 25 years and sits on the National REIA Board. We’re backed by National REIA, the largest nonprofit real estate association in the country. Ask any group the same questions and compare.

If you’re not sure where you fit, our guide on how to find a mentor in real estate is a sensible next read, and the real estate mentorship program page shows what each level includes. Or book a Discovery Call and we’ll talk about what you need. You can always start at the BPM REIA homepage too.
